Down-Payment Assistance

You may not need as much cash as you think

Down-payment assistance programs help qualifying buyers bridge the gap between savings and homeownership — through grants, forgivable loans, and government-backed options most people never hear about.

More options than most buyers realize

Down-payment assistance comes in many forms. Here are the most common programs we help buyers access.

Grants & Gift Programs

Many state and local housing agencies offer grants that never need to be repaid. These programs are designed for first-time buyers and moderate-income households, and can cover a significant portion of your down payment or closing costs.

Forgivable Loans

Forgivable second mortgages are one of the most common forms of DPA. If you stay in the home for a set period — typically 5 to 10 years — the loan balance is forgiven entirely. It's essentially free money for qualifying buyers.

Government-Backed Options

FHA, USDA, and VA loans each come with their own down-payment advantages. FHA requires as little as 3.5% down, USDA offers zero-down in eligible rural areas, and VA loans require no down payment for qualifying veterans.

Employer & Nonprofit Programs

Some employers, nonprofits, and community organizations offer homebuyer assistance funds. These programs are often underutilized and can be combined with other forms of DPA for maximum benefit.

Common Questions

What buyers ask most

“Who qualifies for down-payment assistance?”

Eligibility varies by program, but most target first-time buyers, low-to-moderate income households, or buyers purchasing in specific areas. Some programs define 'first-time buyer' as anyone who hasn't owned a home in the past three years.

“Can I combine DPA with other loan programs?”

Yes. Many DPA programs are designed to work alongside FHA, conventional, and USDA loans. Stacking programs is common and can significantly reduce your out-of-pocket costs at closing.

“How do I find programs available in my area?”

That's where we come in. We help you identify the state, county, and city programs you may qualify for based on your location, income, and purchase price. Contact us for a personalized assessment.
